Information For Tenants
Tenancy Application/ References
All prospective tenants must complete our application form prior to commencement of tenancy, to allow suitable references to be undertaken on behalf of our client the Landlord. References may include:
- Employer’s/ accountants
- Bank
- Credit card
- Previous landlord (If applicable)
- Previous Mortgagee (If applicable)
Security Deposit
The security deposit is held against any damages or expenses arising during your tenancy and will not be released until after you vacate the property, all rent has been paid up to date and we have written confirmation of any costs for damages from both parties. No interest is payable to either party.
Tenancy Deposit Protection
All deposits paid to Abbey Estates for Assured Shorthold Tenancy are protected under the government authorised tenancy deposit scheme. This ensures that you, as tenants, get all or part of your deposit back when you are entitled to it and any disputes will be easier to resolve.
Within 14 days of paying your deposit your landlord or agent is required to give you details about how your deposit is protected, contact details of the tenancy deposit scheme, and what to do if there is a dispute at the end of the tenancy.
Rental Payments
All rent is payable in advance by standing order. Should you experience any financial problems during the course of the tenancy it is essential that you contact Abbey Estates immediately or your Landlord.
Tenant’s Obligations
Tenants need to be aware that they hold responsibility for the property during the period of the tenancy. Any problems with the property need to be reported to Abbey Estates or the landlord immediately. Tenants are also responsible for the security of the property at all times.

The obligations of Abbey Estates will vary depending on which of the following services we provide for the Landlord:
- Property Letting Only
- Property Letting and Management
- Property Letting and Rent Collection
We will advise you on which of the above applies to your tenancy prior to commencement.
